Ownership and Encumbrance Report (Also Called Current Owner Search Report or Property Report)
This report involves searching on the present title holder of the subject property and the last deed for consideration. We search from the current date backward to find a warranty deed or other arms-length transfer on the subject property. Report includes the following details -Vesting deed, current tax status, county assessment information, open mortgages, active judgments, active liens and legal description. This report is used for origination of home equity loans.
Historical searches up to 30 years can be done at an additional cost.

Ownership and Encumbrance Report for Two Owner Search
This report involves a detailed title search on the last two owners in the chain of title of the subject property. Report includes the following details - Vesting deed, current tax status, county assessment info, open mortgages, active judgments, active liens, and legal description. This report is used for origination of home equity loans.
Historical searches up to 30 years can be done at an additional cost.

Legal and Vesting Report
This report includes the following details - Property address and location information, full legal description as per deed, tax status and vesting information.

Deed and Mortgage Report
This report lists the details about the latest vesting deed and any open mortgages on the property.

Liens and Judgment Search Report
Report lists all the active liens on the subject property and judgments on an individual.

Commitment Report - Purchase Transactions and Refinance Transactions
Reports for the refinance and purchase transactions with a detailed search on the current and prior owners on record, conditions, covenants and restrictions, easement restrictions, any active liens and judgments, exceptions and requirements that should be taken care of before the issuance of the policy.

Bring Down or Update Search
We do an update run or search on the subject property from the date of last search to the latest effective date and report all postings during this period.

City Lien Search
This search is for the buyers to understand the liabilities before they purchase a property. It helps them to know if there are any issues/matters attached to the property at city level and includes open/pending/expired permits, code enforcement violations, etc. which could lead to serious consequences.

Input to legal indexing is from Image bunching. Legal Indexing is the process of indexing the Legal data such as Map Book #, Plat book #, Section, Township, Range or Block, Lot and PIN.

Title Indexing
Title Indexing is the process of indexing the Title information such as Type of instrument, Grantor, Grantee, Loan amount, Loan type, Maturity date, Property address, PIN and specific remarks.
